Most lists of “questions to ask your agent” are generic. I want to give you the questions that actually matter — the ones that reveal whether you’re talking to someone who truly knows this market or just someone with a license.
Ask them why you should hire them.
This sounds blunt, but it’s the most important question you can ask. A confident, experienced agent should be able to articulate their specific value — their track record, their local knowledge, their negotiation philosophy — without hesitation. If they stumble or give you a generic answer about “putting clients first,” that tells you something.
Ask about their familiarity with the contract.
In California, real estate transactions are governed by detailed, nuanced purchase agreements. An agent who hasn’t mastered the California Residential Purchase Agreement — contingency timelines, disclosure requirements, inspection periods — can cost you money or expose you to liability. Ask them to walk you through how they handle contingency periods and what happens if a seller doesn’t respond in time.
Ask about their connections in the local agent community.
Humboldt County is a small market. Relationships matter enormously here. An agent who is well-connected — who knows the listing agents, who has done deals with them before, who picks up the phone when it rings — has a real edge in a competitive situation. Ask who they know and how they collaborate with other agents.
Ask about their community and professional involvement.
Are they members of the Humboldt Association of REALTORS®? Do they participate in continuing education? Are they embedded in the local community beyond just their business? In a relationship-driven market like ours, community investment signals commitment and accountability.
